Winter Garden sales rose even with rates above 7%
CNBC reported the average 30-year mortgage rate at 7.50%. Most people expected that to slow things down. In Winter Garden, it did not.
The Real Estate Data Aggregator counted 546 homes sold in ZIP 34787 during the three months ending August 31, 2026. That is up 10.8% from the same months in 2025. Pending sales came in at 567, also up 10.7%. Demand did not disappear when rates climbed.
Prices held and edged higher
The Real Estate Data Aggregator put the median sale price at $606,000, up 3.6% from a year before. That is a modest gain, not a surge. Nationally, the Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Winter Garden outpaced that.
Homes sold at an average of 97.8% of list price, up 0.4 points from 2025, according to the Real Estate Data Aggregator. That means most sellers got close to what they asked. The gap between list and sale was small.
More homes came to market, and more sold
The Real Estate Data Aggregator counted 721 new listings in ZIP 34787, up 10.2% from the same period in 2025. Inventory rose too, with 772 homes for sale, up 7.4%. Supply is higher, but so is demand. Months of supply came in at 4.3, down slightly from a year ago.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. More choices exist across the country. In Winter Garden, supply grew but did not overwhelm the market.
Well-priced homes moved quickly
The Real Estate Data Aggregator found that 31% of homes went under contract within two weeks of listing. That share is up 4.6 points from 2025. Nearly 1 in 3 homes found a buyer fast. The ones that did not tended to sit longer and sometimes cut their price.
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Winter Garden is not immune to that. Homes priced right sold. Homes priced high gave up ground.
What this means if you are watching rates
CNBC reported that Fannie Mae forecasts the 30-year fixed rate at 7.5% through all of 2027. Rates are not falling soon. CNBC also reported that the adjustable-rate mortgage share of demand hit 10.5%, the highest in a year, as buyers look for ways to manage monthly costs.
Nationally, CNBC reported pending home sales were down 8.5% year over year in September, according to Zillow. Winter Garden moved the other direction. Local conditions here did not follow the national pattern.
