Winter Garden sales rose even with mortgage rates above 7%
Mortgage rates are above 7%. That is the headline. But in Winter Garden, buyers kept buying. The Real Estate Data Aggregator counted 546 homes sold in ZIP 34787 in the three months ending August 31, 2026. That is up 10.8% from the same three months in 2025. Demand did not disappear. It adjusted.
Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September, the highest share since October 2022. Winter Garden did not follow that script exactly. Prices here actually moved up.
The Real Estate Data Aggregator put the median sale price at $606,000, up 3.6% from a year earlier. That is a modest gain, not a spike. Homes took a median of 42 days to sell, one day less than the year before. The market slowed a little, then found its footing.
Well-priced homes are still getting attention
The Real Estate Data Aggregator found that homes sold for an average of 97.8% of their list price. That is up 0.4 points from a year ago. Sellers who priced carefully got close to what they asked. The ones who did not had more company nationally: Realtor.com counted 20.8% of U.S. listings with price cuts in September.
The Real Estate Data Aggregator found that 31% of Winter Garden homes went under contract within two weeks of listing. That is up 4.6 points from a year ago. Nearly 1 in 3 homes found a buyer fast. Priced right, the market is still moving.
More homes came to market, and more sold
The Real Estate Data Aggregator counted 721 new listings in the three months ending August 31, 2026, up 10.2% from a year earlier. Inventory rose too, with 772 homes for sale, up 7.4%. Supply grew, and so did sales. Pending sales reached 567, up 10.7% from a year ago.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Winter Garden's 3.6% gain outpaced that national number. This market is holding its own.
What higher rates mean here
CNBC reported the average 30-year fixed rate at 7.41% as of October 21, 2026. That is real pressure on monthly payments. Nationally, CNBC also found mortgage applications to purchase a home fell 7% for the week and were 18% lower year over year. Winter Garden's sales growth is running against that current.
That gap matters. It tells you this market has something buyers want, even when rates make every purchase harder. It does not mean every home sells fast or at full price. Months of supply sat at 4.3, which gives buyers real choices. But well-priced homes are not sitting.
- Winter Garden closed more homes in the three months ending August 31, 2026 than it did a year ago, prices edged up 3.6%, and homes that were priced well moved in about six weeks.
- Rates above 7% are a real cost, but they have not stopped this market.
