Winter Garden buyers had more choice, but well-priced homes still moved

By Nitza Geiger

The Real Estate Data Aggregator counted 772 homes for sale in ZIP 34787 during the three months ending August 31, 2026. That is up 7.4% from the same stretch a year before. More supply means buyers can compare more carefully. For sellers, that makes pricing and preparation matter more than ever.

Prices held up. The Real Estate Data Aggregator put the median sale price at $606,000, up 3.6% from the same months in 2025. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Winter Garden outpaced that national figure.

Sales picked up, not slowed down

The Real Estate Data Aggregator counted 546 homes sold in ZIP 34787, up 10.8% year over year. Pending sales came in at 567, also up 10.7%. Both numbers point to steady demand, even as more homes entered the market.

Well-priced homes moved quickly

The Real Estate Data Aggregator found that 31% of homes in ZIP 34787 went under contract within two weeks of listing. That share is up 4.6 points from a year before. Homes priced right are still finding buyers fast. The ones sitting longer are usually the ones that started too high.

The average sale price came in at 97.8% of list price, according to the Real Estate Data Aggregator. That is up 0.4 points from a year before. Sellers who priced carefully recovered nearly all of their asking price. About 9.2% of homes sold above list, up 2.1 points year over year.

New listings kept coming

The Real Estate Data Aggregator counted 721 new listings in ZIP 34787 during the same three months, up 10.2% from a year before. Nationally, Realtor.com reported active listings topped 1.18 million homes in October 2026. More supply nationally and locally gives buyers options. It also raises the bar for how a home needs to show up.

Mortgage rates are part of the picture

Realtor.com reported that 30-year mortgage rates averaged 7.33% in October 2026 and peaked at 7.40% in mid-October. That affects what buyers can afford. It is one reason pricing a home accurately from the start matters more now than it did when rates were lower.
