Windermere prices kept rising, even with mortgage rates above 7%
Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That kind of rate usually cools prices. In ZIP 34786, it did not.
The Real Estate Data Aggregator counted 192 homes sold in ZIP 34786 in the three months ending August 31, 2026. That is 7.3% more than the same months of 2025. More sales, higher prices: demand held.
For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% year over year through July 2026. Windermere's 3.5% gain outpaced that national figure.
Homes took a little longer to sell
The Real Estate Data Aggregator shows the median home in ZIP 34786 sat on the market 51 days. That is 5 days longer than the same period a year before. Not a dramatic shift, but worth knowing if you are planning a timeline.
Homes sold at 96.1% of list price on average, up 0.3 points from a year earlier, per the Real Estate Data Aggregator. That means sellers gave up a little less than before. Pricing well still matters: only 3.7% of homes sold above list price.
More homes to choose from, fewer new ones coming
The Real Estate Data Aggregator counted 269 homes for sale in ZIP 34786 during this period, up 7.2% from a year before. Buyers have more options than they did in 2025.
At the same time, new listings fell 5.5% to 222. Fewer owners are putting homes on the market. That combination, more inventory overall but fewer fresh listings, suggests some homes are sitting longer before finding a buyer.
Speed to contract slowed a bit
The Real Estate Data Aggregator found that 27.5% of homes in ZIP 34786 went under contract within two weeks of listing. That is down 3.5 points from a year before. Roughly 1 in 4 homes still moved quickly. The rest needed more time.
Nationally, CNBC reported the average 30-year fixed rate at 7.41% as of October 21, 2026. Mortgage applications to purchase a home fell 7% for that week and were 18% lower year over year. Buyers are feeling the pressure of higher rates.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the national picture. In ZIP 34786, the median price still rose. But the national trend is a reminder that pricing accurately from the start matters more than it did a year ago.
What this means, depending on where you stand
If you own a home here: the Real Estate Data Aggregator shows values moved up, not down, over this period. That is a steady signal, not a guarantee of what comes next.
If you are buying: rates above 7% change what a given price costs each month. Higher rates did not push prices down in ZIP 34786 this period. Budget for both.
- In the three months ending August 31, 2026, the Real Estate Data Aggregator shows ZIP 34786 held firm.
- Prices rose 3.5% to $885,000. Sales volume grew.
- Homes took a little longer to sell.
- Supply stayed flat.
- Rates above 7% slowed buyers nationally, but did not reverse prices here.
One thing worth keeping in mind: ZIP 34786 covers a wide range of communities, from the Town of Windermere to Horizon West subdivisions like Summerlake and Independence. One street can read very differently from the ZIP code as a whole.
