Windermere prices held up even as homes took longer to sell

The three months ending August 31, 2026 told a steady story for the 34786 ZIP code. The Real Estate Data Aggregator counted 192 homes sold, up 7.3% from the same months of 2025. Prices held up. But buyers took more time, so how a home is priced and presented still matters.

That $885,000 median is up 3.5% from the same period a year ago, according to the Real Estate Data Aggregator. The Federal Housing Finance Agency put U.S. home prices up 2.6% year over year through July 2026. Windermere ran a little ahead of the national pace.

Buyers are taking more time

The Real Estate Data Aggregator shows the median days on market reached 51, five days longer than the same period in 2025. That is not a collapse. It is a signal that buyers are being careful. Realtor.com reported that mortgage rates topped 7% as of September 30, 2026, the first time since January 2025. CNBC reported that the average contract rate on a 30-year fixed mortgage hit 7.50% around the same time. That kind of rate slows decisions.

The Real Estate Data Aggregator shows that 96.1% sale-to-list ratio is actually up 0.3 points from a year ago. That means sellers are still getting close to their asking price when they are priced right. Only 3.7% of homes sold above list, down slightly. And 27.5% went under contract within two weeks of listing, down 3.5 points from 2025. Quick sales still happen, but they are less common.

The national picture adds some context

Nationally, Realtor.com reported that 20.8% of listings carried a price cut in September 2026, the highest share since October 2022. Active listings across the country topped 1.16 million homes, according to Realtor.com. Fannie Mae, as reported by CNBC, is forecasting an average 30-year rate of 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. That backdrop means buyers everywhere are weighing their options carefully.

In 34786, months of supply held at 4.3, unchanged from 2025, according to the Real Estate Data Aggregator. That balance is part of why prices stayed firm here even as the national mood shifted.

In short
  1. In the three months ending August 31, 2026, Windermere area prices rose 3.5% to a median of $885,000, ahead of the national 2.6% pace the Federal Housing Finance Agency reported.
  2. Homes sold, but buyers took 51 days on average.
  3. Pricing a home well and presenting it cleanly still makes the difference between a sale and a longer wait.
