Rates above 7% did not stop people from buying here. The Real Estate Data Aggregator counted 802 homes sold across the Winter Garden and Clermont ZIP codes combined in the three months ending August 31, 2026, up 11.9% from the same period a year before. New listings rose too, up 10.5%, but sales kept pace. That gap tells you demand is real, not just inventory moving on its own.

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.41% as of October 21, 2026. That is a real headwind. Yet pending sales across both ZIP codes reached 857, up 11.2% year over year, according to the Real Estate Data Aggregator. Buyers are adjusting, not disappearing.

Clermont (34711): more sales, a little more time

Clermont is in Lake County, a separate county with its own tax rates and school district. Keep that in mind when comparing it with the Winter Garden side. The Real Estate Data Aggregator counted 256 homes sold in 34711, up 14.3%, the stronger sales gain of the two ZIP codes. The median sale price reached $445,000, up 3.4%. Homes took a median of 51 days to sell, one day longer than a year ago. Supply fell to 4.7 months, down 0.4. More homes are selling, and the market is absorbing new inventory.

What the national picture adds

Nationally, Realtor.com reported that 20.8% of listings saw a price cut in September 2026, the highest share since October 2022. That is a reminder that overpriced homes are sitting everywhere, not just here. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. Local prices in both ZIP codes outpaced that. The context matters: this market held up better than the national average, but pricing still has to be honest.

In short
  1. Sales rose faster than listings in both ZIP codes during the three months ending August 31, 2026. Rates are above 7%, per Realtor.com, and that is real pressure.
  2. But demand absorbed new supply in both Winter Garden and Clermont.
  3. Prices moved up modestly.
  4. Homes that are priced well are still going under contract quickly.
  5. Homes that are not are sitting, just like the national data shows.

One ZIP code, or even one street, can read very differently from the combined numbers above. A subdivision in Horizon West with a CDD fee will have a different buyer pool than a home near Plant Street in downtown Winter Garden. The numbers here give you the direction.
