The biggest thing to know right now: Oakland and Clermont are not one market. The Real Estate Data Aggregator counted 802 homes sold across both ZIP codes in the three months ending August 31, 2026. But the two sides moved at different speeds and different price points. If you are making a decision based on combined numbers alone, you may be working from the wrong picture.

More sellers listed and more buyers committed. That is a healthier balance than last summer. Supply is still growing, though, so sellers cannot assume every home moves quickly.

The national picture adds some weight

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Local price gains here ran close to that pace, which tells you this market is moving with the country, not ahead of it.

Nationally, Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. CNBC reported that the average contract rate on a 30-year fixed mortgage hit 7.50%. Fannie Mae, as reported by CNBC, forecast that rate staying near 7.4% through the fourth quarter of 2026 and averaging 7.5% through 2027. Rates at that level slow some buyers. That is worth knowing when you price a home or plan an offer.

Realtor.com also reported that price cuts nationally reached 20.8% in September 2026, the highest share since October 2022. That is a national number, not a local one. But it tells you buyers have options and will walk away from an overpriced home.

One more thing: these are different counties

Oakland (34787) is Orange County. Clermont (34711) is Lake County. That means different property tax rates and a completely different school district. If schools matter to you, verify current zoning directly with Lake County Schools or Orange County Public Schools. Do not rely on what a neighbor says.

In short
  1. Oakland sold faster and at a higher price point this summer.
  2. Clermont showed stronger momentum in quick contracts, even as overall pace lagged.
  3. Both sides gained in price and sales volume.
  4. Rates above 7% are a real factor for buyers on either side.
  5. The right read depends on your specific street, not the combined ZIP code average.
