Inventory grew, but the market did not slow down

More choices for buyers usually means slower sales. That is not what happened here. The Real Estate Data Aggregator counted 1,164 homes for sale across the two ZIP codes covering Oakland and the Clermont area in the three months ending August 31, 2026, up 6.7% from a year before. At the same time, pending sales rose 11.2% and homes sold rose 11.9%. Demand kept pace with supply.

Realtor.com reported that active listings nationally topped 1.18 million homes in October 2026. So inventory is growing everywhere. What stands out locally is that buyers here kept moving. More listings came on, and more went under contract.

How the two sides of this market compare

This market covers two different places. ZIP 34787, which includes Oakland and Winter Garden addresses in Horizon West, is the higher-priced side. ZIP 34711 covers the Clermont side, which is in Lake County with its own tax rates and school district. The numbers tell two slightly different stories.

Prices are higher on the 34787 side, and homes sell about nine days faster there. But Clermont's sales volume grew faster year over year, up 14.3% compared with 10.8%. Both sides are moving.

Sellers are getting close to asking price

In ZIP 34787, the Real Estate Data Aggregator shows homes sold at an average of 97.8% of list price in the three months ending August 31, 2026, up 0.4 points from a year before. In ZIP 34711, that figure was 97.9%, up 0.6 points. Neither side is seeing big discounts. Pricing well still matters, but sellers are not giving much away.

Nearly 1 in 3 homes went under contract within two weeks

The Real Estate Data Aggregator found that 31% of homes in ZIP 34787 went under contract within two weeks of listing, up 4.6 points from a year before. In ZIP 34711, 29.3% did the same, up 6.9 points. That is a meaningful shift. More buyers are moving quickly when they find a home priced right.

Rates are still a factor

Realtor.com reported that 30-year mortgage rates averaged 7.33% in October 2026 and peaked at 7.40% in mid-October. That is not a small number. It shapes what buyers can afford and how long some homes sit. Even so, sales here grew. Buyers are adjusting, not disappearing.

Supply is growing, but it is not loose

Months of supply measures how long it would take to sell everything currently listed. In ZIP 34787, the Real Estate Data Aggregator put that figure at 4.3 months, down 0.2 months from a year before. In ZIP 34711, it was 4.7 months, down 0.4 months. A balanced market is generally considered around 5 to 6 months. Both sides are still below that line.

What this means if you are selling

Buyers have more to look at than they did a year ago. They are also more willing to skip past a home that is overpriced or not well presented. The homes going under contract fast are priced correctly from the start. The ones sitting are not.

The Federal Housing Finance Agency reported that U.S. home prices rose 2.4% from August 2025 to August 2026. Locally, both ZIP codes beat that, with prices up 3.6% in 34787 and 3.4% in 34711. That is a reasonable gain, not a spike.

In short
  1. Inventory is up 6.7% locally, and sales are up 11.9%.
  2. Buyers have more choices and are still buying.
  3. Sellers who price well are closing near full asking price, often within two weeks.
  4. The market rewards preparation, not wishful pricing.

These are ZIP-level numbers. One street, one subdivision, or one price range can read very differently from the whole. If you want to know what the data says about your specific home, I am happy to take a closer look.
