Buyers had more room this summer, but well-priced homes still moved
The one fact that changes how you should think about selling right now: the Real Estate Data Aggregator counted 51 median days on market in ZIP 34786 for the three months ending August 31, 2026. That is 5 days longer than the same period a year before. Homes are still selling, but buyers have more time to compare, and that means pricing and preparation matter more than they did.
That said, not every home sat. The Real Estate Data Aggregator found that 27.5% of homes in ZIP 34786 went under contract within two weeks of listing. That share dropped 3.5 points from a year before, so it is a smaller group than last summer. But more than 1 in 4 homes still moved fast. Those were the ones priced right from the start.
Prices held up, and more homes sold
The Real Estate Data Aggregator put the median sale price at $885,000 for the three months ending August 31, 2026. That is up 3.5% from the same period in 2025. At the same time, 192 homes sold, up 7.3% year over year. More sales at a higher price is a stable picture, even if the pace of each individual sale slowed a little.
More choices for buyers, but fewer new listings
The Real Estate Data Aggregator counted 269 homes for sale in ZIP 34786 during the three months ending August 31, 2026, up 7.2% from a year before. Buyers had more to look at. But new listings actually fell 5.5% year over year to 222. That means the extra inventory came mostly from homes sitting longer, not from a wave of new sellers.
Nationally, Realtor.com reported active listings reached 1.18 million homes in October 2026. That broader supply picture is part of why buyers feel less urgency in many markets right now, including here.
What sellers should know
Homes averaged 96.1% of list price, up 0.3 points from last year, according to the Real Estate Data Aggregator. That is a healthy ratio, but only 3.7% of homes sold above list, down slightly from a year before. Bidding wars are rare here. The homes that do best are the ones priced to reflect what buyers can actually compare them against.
Pending sales in ZIP 34786 came in at 193 for the period, down 3.5% from a year before. Realtor.com also noted that nationally, pending sales fell 10.5% year over year in October 2026, the steepest drop since October 2023. That national backdrop is worth knowing. It reinforces why local pricing strategy matters so much right now.
Mortgage rates are adding pressure for buyers. Realtor.com reported rates peaked at 7.40% in mid-October 2026. For the four weeks ending November 1, 2026, the rate came down to 7.24%, according to reporting on Redfin data. Higher rates slow decisions. That is part of why some homes are taking longer.
What buyers should know
Buyers have more homes to consider than they did a year ago, and less competition on most of them. The 4.3 months of supply the Real Estate Data Aggregator recorded is unchanged from a year before, which sits in a range that is neither strongly a buyer's nor seller's market. You have time to be thoughtful. But the homes priced well are still moving in two weeks or less.
